All prices are in euros per room per night.
Included in the price:
- VAT
- Breakfast (for double rooms)
- Salzburg Saalachtal Card (from May to October)
- W-LAN
- Parking space for 1 vehicle per room
- Welcome drink
- Towels changed once a week
Cancellation and deposit
Conditions in summer:
Down payment:
- No deposit is required for stays of 1-6 days.
- For stays of 7 days or more, a deposit of 30% of the total amount is due within 3 days of booking.
Remaining amount:
- The remaining balance is due at check-out.
Cancellation fees:
- Up to 2 weeks before arrival: 0%
- Within 2 weeks of arrival: 30%
- Within 1 week before arrival: 50%.
- In case of no-show, 100% of the total amount will be charged.
Conditions in winter:

- A deposit of 30% of the total amount must be paid within 3 days of booking.

- Up to 4 weeks before arrival: 0%
- Within 4 weeks of arrival: 30%
- Within 2 weeks of arrival: 50%.
- In case of no-show: 100% of the total amount will be charged.
Something can always happen and occur in the meantime.
Therefore, please remember to take out travel insurance/trip cancellation insurance. Thank you!
Additional costs, fees and taxes during your stay

Direct booking discount 10%If you book directly with us, and not through a booking platform, you will receive a 10% discount on the above price.

Local tax (visitor's tax)Listenelement 1It will be charged for all guests over 15 years of age; currently it is €2.90 per person per night.

Mobility levyA tourist tax is charged for all guests over 15 years of age; currently it is €0.50 per person per night. From May 2027, it will be €1 per person per night.

Guest changeover fee (apartments)Listenelement 4We charge the following one-time fee after each stay: Apartment 1: €75 Apartment 2: €50 Apartment 3: €55 Apartment 4: €80

Short-stay supplementIn summer, we charge €10 per person per night for 1-2 nights. In winter, a short-stay surcharge of €5 per person per night applies for 3-4 nights.

Long-stay discountFor your stay, we offer the following long-stay discounts: 7–11 nights: 5% 12–16 nights: 10% 17–21 nights: 15% 22+ nights: 20% These discounts are in addition to the standard 10% direct booking discount. :)

Extra bed in a double room (including breakfast)For a child aged 4–10 years: €18 per night. For a child aged 11–17 years: €28 per night. Please inquire before booking if you would like to use an extra bed, as we have a limited number available.

Hot drinksFrom 7:00 to 10:00, all hot drinks from our coffee machine in the breakfast room are free. From 10:00 to 20:00, we charge €0.50 per cup.

SaunaListenelement 3€15 per hour for access to the sauna area. Sauna access is only possible with a reservation, and the price is independent of the number of guests. Towels, refreshments, and snacks are provided free of charge.

Bread roll serviceWe offer a great bread roll service for our apartment guests. Kaiser rolls and whole-grain rolls are available for €0.50 and €1.30 respectively.

Charging an electric carWe charge €0.60 for each kilowatt hour.

towelsOur goal is to protect the environment from excessive strain. A towel change is included in the price of your stay. Additional towels are available for €2 each.

Cold drinks and snacksOur honesty bar is located in the main room. The prices for beer, chips, and other items are listed on the sideboard.
